Hard-wearing tile floor running through an open interior space

We take select commercial tile work in the Treasure Valley: tenant improvements, professional offices, medical and dental suites, salons, cafés and small retail. The filter is fit — projects where a specialty crew doing careful work is worth more than the lowest square-foot number on a bid sheet.

Commercial tile is a different discipline from residential. The traffic is heavier, the cleaning is more aggressive, the slip-resistance requirements are real, and the schedule usually has to work around a business that is still operating.

Slip resistance is a specification, not an opinion

Level interior floors expected to be walked on when wet carry a published wet dynamic coefficient of friction requirement of at least 0.42 under the industry standard. Entries, restrooms and kitchen-adjacent areas are exactly where that matters. We check the manufacturer's DCOF data for the tile being considered and tell you when a selection is wrong for the area before it is ordered rather than after someone slips.

Movement joints in commercial floors

Large commercial floors move more than residential rooms and get less forgiveness. Perimeter soft joints, joints at every change of plane, joints over slab control joints, and interior field joints at commercial spacing are all part of the layout drawing, not an afterthought. Skipping them is the single most common reason a commercial tile floor tents or debonds in its first few years.

Substrate, slab moisture and existing finishes

Most commercial work here goes over slab-on-grade. That means moisture testing before anything moisture-sensitive is installed, grinding off old adhesive or coatings, evaluating cracks for crack-isolation membrane, and flattening to the tolerance the tile format requires. Where an existing floor is being replaced, we plan for the discovery that comes with demolition and write how that is handled into the scope up front.

Working around an operating business

Occupied spaces get phased. We divide the area into work zones, keep exits and required access clear, build dust containment, and schedule the loud and wet phases for evenings or weekends when that is what the tenancy requires. We tell you honestly how long each zone is out of use, including cure time, because a floor that is grouted is not yet a floor that takes rolling carts.

Permits, coordination and inspections

Tile finishes themselves generally do not require a permit; the tenant improvement around them usually does. We work under the general contractor or directly with the owner, coordinate with the plumbing and electrical trades on rough-in timing, and schedule our phases so that inspections that need to happen before a floor is covered actually happen first.

Estimates, exclusions and change orders

Commercial estimates are written with areas and square footage itemized by zone, prep separated from installation, products named, and the schedule and access assumptions stated. Excluded unless written in: material supply, plumbing, electrical, structural work, floor covering outside the tile scope, abatement, and after-hours premiums if the schedule changes. Scope changes are priced as written change orders and approved before the work starts. Installation carries our 1-year craftsmanship warranty; materials carry the manufacturer's.

How the work runs

  1. Scope walk

Walk the space with you or the general contractor, review the drawings and finish schedule, and identify access and phasing constraints.

  2. Specification review

Check the selected tile against DCOF, format and traffic requirements, and flag anything that does not suit the area.

  3. Substrate testing

Moisture test slabs, straightedge for flatness, and evaluate existing cracks and coatings.

  4. Written scope

Issue an itemized estimate by zone with prep, products, schedule, exclusions and cure windows stated.

  5. Prep and layout

Demolition, grinding, flattening, membrane, and a movement joint layout drawn before the first tile.

  6. Phased installation

Install zone by zone to the agreed schedule, keeping required access and egress clear throughout.

  7. Grout, joints and handover

Grout, install soft joints and sealant, protect the floor through cure, then walk the finished work and hand over maintenance guidance.

Questions about commercial tile installation

What size commercial projects do you take?
Small to mid-size: tenant improvements, single-suite build-outs, restroom packages, entries and retail floors. We are a specialty crew, so a large multi-phase production contract is not the right fit, and we will say so rather than stretch.
Can you work nights or weekends so we stay open?
Yes, and it is common on occupied spaces. We phase the work by zone and schedule the disruptive stages outside business hours. That affects the price and the schedule, so it is agreed and written into the estimate rather than added later.
Who is responsible for slip-resistance compliance?
The specification belongs to the project, but we will not install a floor into a wet-exposed commercial area without checking the manufacturer's DCOF data first. If the selected tile does not meet the 0.42 wet DCOF threshold for that use, we raise it in writing before ordering.
How long before the floor can take traffic and carts?
Foot traffic is generally possible the day after grout, but full service loading, rolling carts and heavy equipment need the mortar and grout to reach strength — typically several days depending on product and conditions. The cure window is stated in the schedule so nobody plans a move-in on top of it.
Do you work under a general contractor?
Yes, as the tile subcontractor, or directly for the owner on smaller improvements. Either way our scope, exclusions and schedule are in writing so the boundaries between trades are clear.
